Tips to get into light commercial work?

Anyone have any advice on how to get into light commercial work? I am talking about properties that don't need someone on the site 24/7 but rather you can wait until after a storm or at the minimum, keep isles clear and so on?

I am looking to get into the smaller places where it may only take an hour or so. Do you guys send letters, let them find you, knock on the door and talk to the owner? What is the easiest way?

I have a goal of lining up a lot of the work during the summer and fall months.

    Thanks for any advice.
