I think the above is good logical advice.........but just knowing me...I personally would still possibly try and absorb some cost. They won't be bulldozing the property and losing 43 tenents if the current company has problems. It may or may not help keep your feet in the door with a possible new company if there was a sale

A new company will have their own people.

Around here..sometimes yes and sometimes no. I guess if it got to that point he could contact the 43 tenants that were happy and use them as references/leverage for his long standing contract. Guess it depneds on what ,if any ,he is willing to absorb

I don't think there's a right or wrong answer and I sure don't disagree with the ones that say walk away but if it was me, I'd maintain it.

I've been in the bad positions before, I have imense respect for the ones that worked with me but I understand those that didn't.
