New to bidding on accounts

Im new to bidding on accounts. This is my second year snow plowing if that's what you want to call it with this crappy weather in chicago.
But what type of information do I need to put into a contract for putting in a bid??
Also, what things should I look for when looking for commercial properties, I know like to see what I have to put the snow, islands and such, any other ideas? Thanks Adam.
