Question for a pro on cost of condo building contract

Hello,

I just took a look at my condo association's 2011 budget and the $25,000 cost for snow removal sort of stuck out at me, seemed pretty high.

Here's the background on the facility, let me know if I'm off-base:

- In central Mass. Zero snow this winter, usually a fair amount though.
- A single large U-shaped building with a wraparound driveway which has room for cars to park along the side, plus about 12-15 for traffic in and out. (Actually it's a one-way driveway that goes around the building. Too narrow for two-way)
- There are a few places to put piles. Not many. They have had to bucket some snow out here and there in heavier winters.
There is a courtyard with a sidewalk that goes in a rectangle to all the unit doors, about 400 feet total I'd say. There are six sets of stairs as well, three steps, that go up to different sections of the building.

I'm assuming this was a seasonal contract.

Seems like a lot this winter, would have seemed cheap in 09/10 or 10/11, if it's seasonal that's what they made for that winter as well. This year might help recop their losses from the last two winters.

Make sure the 25 was for snow only.See if there is a summer lawn care line in the budget.Also in that 25 was it just snow or did you have an added expense of hauling and relocating snow. They may of had to put in an extra assessment for it.

The $25K is definitely just for snow. There's another 2-3 line items for different landscaping things, lawn etc.

No snow got hauled this year. The year or two that it has been necessary they've done it once that I saw.

seems high in my opinion whats your average snow fall? does this include salt ?
